Project Area 2 (Central Merced) was adopted in 1974 and annully generates more than $6 million in tax increment. This project area comprises 714 acres in Merced’s downtown area. The area also contains one industrial park. The primary focus of activity for Project Area 2 is in retail and commercial development. The Agency is also interested in downtown and central Merced residential development projects. Current projects include development of a full city block with two office buildings, a 140 room “green” hotel; restoration of an historic theatre building; and an entertainment complex. The Gateways Project Area, adopted in August 1996 and amended in 2005, encompasses about 3,200 acres and contains residential and commercial areas and a portion of two industrial parks. Tax increment exceeds $3 million. Initial focus for this project area is on housing and neighborhood revitalization. One neighborhood shopping center is under development through an Agency right to negotiate exclusively. A major railroad undercrossing project is underway, with associated redevelopment of adjoining properties. A major 12 block long-term residential rehabilitation project has begun.
Merced Redevelopment Agency has been a member of the California Redevelopment Association since 1990.
